In the beginning of works phase :

  • verifying the presence of the building permit and also the fulfilment of the legal conditions stipulated by it (if the nature of the project involves this)
  • verifying the provisions of the permit and of the project
  • studying the project, the specifications, the technologies and processes needed to realize the construction
  • verifying the existence of written and drawn documents and their correlation
  • sending remarks to the designer if there are discrepancies between the written and drawn parts
  • controlling to comply with the provisions of projects verification by certified verifiers for the requirements established by Law 10/1995 (in case the nature of the project involves this)
  • verifying the existence in project of the quality control program, with the specification of decisive phases
  • participating at the analysis of the execution tenders, in preparing contracts
  • taking over and handing over the site work free of any burden, to the contractor in accordance with quotas in the project
  • participation together with the designer and general contractor in the establishment and drawing of the landmark terminals of the construction
  • handing over to the contractor the space reserved for site organization

Execution of works phase :

  • tracking the construction realisation in accordance with the provisions of the project, of the specifications, of the technical regulations in force and the contract
  • controlling the execution technologies to be respected and properly implemented in order to ensure the quality level specified in the technical documentation, in the contract and in the technical rules in force
  • verifying the presence of authorized workers for the works having technical regulations and provisions in this respect
  • verifying the quality compliance of the materials delivered to the construction site, namely, the existence of the documents attesting the quality and their correspondence with the provisions contained in the quality documents and contract
  • prohibiting the use of materials, elements and prefabricated parts improper or without quality certificates, with no technical agreements for nontraditional materials or imported without declaration of conformity or quality
  • prohibiting the use of new technologies without technical agreement
  • suspension of execution, demolition of works performed inadequately and restoration of them based on the solutions developed by the designer
  • sending remarks to the designer if there are solutions that are not consistent with the situation in the field or if the project does not respond to the known requests of the beneficiary
  • attending at verifying the critical stages and in preparing the minutes of reception for the hidden works
  • verifying the works on physical stages throughout their execution, admission to pay only works appropriate in terms of quantity and quality
  • taking documents from contractor and designer and completing the building log book with all documents required by the regulations
  • tracking the decommissioning of site organization works and delivering the field to its owner after work completion

Reception of works phase :

  • preparing documentation related to reception
  • participating to work receptions, making available documents from the building log book to members of the reception committee
  • tracking the resolution of objections in the annexes from the minutes of reception at completion of works
  • deliver to the customer the reception documents together with the building log book

During the work completion acceptance and the final acceptance :

  • tracking the resolution of objections in the annexes from the minutes of reception at completion of works
